According to a study done by realtor.com®, the ideal week for a seller to enter the housing market is March 31^st to April 6^th. Researchers analyzed trends over the past 3 years in 50 of the largest real estate markets in the U.S. to determine the best time to sell your home. They found that during this week, homes average a 6% higher list price than the beginning of the year. Furthermore, they tend to gain more views online and sell approximately 6 days faster!  Inventory usually shoots up in late spring, so homes listed during this “golden week” also see less competition.

What’s Changed?

Though historically home prices do not reach a peak until June, interest rates are expected to rise later this year. According to Freddie Mac, the 30-year fixed-rate mortgage dropped to 4.31% last week, and buyers are sure to take notice. This could prompt an early spike in the market, and as stated by realtor.com®’s chief economist, Danielle Hale, “Sellers have to think about the competition in a way they haven’t before.” She adds, “Getting ahead of other potential sellers could be even more of a bigger advantage this year given market conditions.”
