How We Added $1.25M to this Rolling Hills Estates Home’s Value

It’s a gracious Spanish Colonial style home in Rolling Hills Estates that we bought for $1.5M and recently sold for $2.75M. Yes, we’re rather proud of this one – and not just because of the selling price, but also because it’s a neat illustration of how a well-planned and well-executed rehab strategy can significantly increase a property’s value.

Here’s what we did.
As you can probably tell from the photos, we put in quite a bit of thought and labor into this. While the house in its original state had its charms, it was also drab, rather unkempt, and had dated features. It needed a thorough remodel inside and out, so that’s exactly what we gave it. We:
- Added a master suite on the second floor.
- Remodeled all the bathrooms.
- Remodeled the kitchen.
- Remodeled the pool.
- Remodeled the driveway.
- Installed solar panels on the roof.
How long did all of this take? Around 9 months.

Why It All Worked
Having done this kind of thing before, we had a good idea of the scope of the work that needed to be done, the time and resources it would take, and which upgrades potential homebuyers would be most willing to pay for. And to begin with, we also chose the property carefully. It’s very well located in a good neighborhood and is just minutes away from the South Coast Botanic Garden and the area’s many trails.
