Hill Section Manhattan Beach
September 19, 2016 10:52 amManhattan Beach’s Hill Section is that portion bordered by Manhattan Beach Blvd. to the north, Sepulveda Blvd. to the east, Boundary Place and Hermosa Beach to the south, and the Ardmore Ave/Valley Drive park strip to the west. The Hill Section is aptly named because of the steep elevation in the area, which provides the homes located here with breathtaking ocean and city views.
Many luxury homes and mansions can be found in the Hill Section, considered as the second highest priced area in Manhattan Beach next to The Strand, with homes that are in the range of $4 million to $6 million; a record-setting $16 million was the price for a Hill Section home sold in 2013.
Large Lot Sizes
The Hill Section also abounds with homes having the biggest lots in Manhattan Beach, with lot sizes ranging from 3,500 to 15,000 sq. ft. The homes on the west side of the Hill Section have sweeping views of the Pacific Ocean from Palos Verdes to Malibu and beyond, and some homes take advantage of the views by having a reverse floor plan that shifts the location of the bedrooms to the entry level and the living areas upstairs.
The east side of the Hill Section, particularly near the Sepulveda Blvd and Manhattan Beach Blvd. corner is lower in elevation than the other areas and consequently the homes do not have ocean views, but some have great views of the city, downtown Los Angeles, and the mountains. Home values here are heavily influenced by lot sizes and scenic views, with homes having ocean views being more expensive than homes with city or mountain views.
