You are getting ready to sell your home in the South Bay. You’ve met with the realtor, set the price and are getting ready for the first open house. You are feeling confident that your home will sell quickly and at your asking price. But what if it doesn’t sell quickly? Here are five reasons your home will not sell as quickly as you would like and ways to avoid these issues.
Your Sales Price Is Too High
When you are selling your home, you always want to get as much for it as possible. However, if you set a price that is unreasonable based on the square footage, amenities and the prices of other houses in the area, unless someone just absolutely falls in love with your home and must have it at any cost, it will be a harder sell.
Your Home Lacks Curb Appeal
When a potential buyer visits your property, the first thing he or she will see is the view from the street. If it lacks curb appeal, a bad first impression can be detrimental to any potential sale. A fresh coat of paint and a properly maintained yard can go a long way to catching their attention.
House Is Not Properly Staged
When selling your home, understand that the goal is to make people want to buy it. They have to be able to view it with their stuff in the home, not yours. While there are services, which will professionally stage your home, there are some basic things you can do to make it more appealing.
Get rid of clutter and excessive decorations, photos and keepsakes on flat surfaces. This will give the house a more open feel and allow the homeowner to visualize their possessions in the home.
Make sure the home is really clean. This can be difficult, especially if you are living in the home during the sales process but it is critical. Dirty dishes in the sink, unmade beds and unfolded clothes don’t sell houses. Because a showing can occur at any time, you have to be vigilant.
If you have already moved out of your home, you might consider hiring a staging service. While a cluttered home can be a detriment to a sale, so can an empty home. It is much easier for people to visualize what a home will look like if it is not empty.
Your Home Is Outdated
While the purpose of selling your home is to make money, if the home is outdated, you probably will not get a maximum selling price. If a buyer is viewing an outdated home, they are probably already calculating the cost of remodeling. To afford this, they are probably going to back out that price for any offer they might make. Renovations can be expensive, but they can also add value to your home and get you a higher selling price.
Your Home Isn’t Being Properly Marketed
One of the advantages of hiring a realtor to sell your home is having them market your property. There is a lot more that goes into marketing your home than sticking a For Sale sign in the front yard. The home needs to be photographed and videoed and these need to be done professionally. Since many people start their initial home searches online, you need professionally shot photos of the front and back yard, all rooms and any great views the property might have. If they go to your listing and see poor quality photos or not enough photos, they will potentially skip your listing and move on to another.
For your photos to look great, the house needs to be properly staged, have curb appeal and be up-to-date. With some good marketing, you can get the best value for your home and have eliminated five reasons your home won’t sell.
